Q:  Why use a Buyer's Agent?

A:  In real estate transactions the financial interest of the home seller is represented by the listing agent and the home buyer is not represented.  The seller's agent is required  to obtain for the seller the highest price and best terms and can only tell you about material or actual defects to the property known to the agent.  Seller's agents can not tell you that the house is overpriced, the neighbor has nine barking dogs or that the local school is over crowded and under funded .  However, in addition to any material defects, a buyer's agent is required, by fiduciary duty to the client, to notify buyers of anything that may be of interest or assistance in making a decision to purchase. 

Q: What does it cost?

A: The seller pays the listing agent to sell the house, the listing agent pays the buyer's agent for providing an offer to purchase acceptable to the seller.  There is no fee to buyers for the representation provided by buyer agency.  

Q: What other benefits will I receive?
