Factors affecting construction schedules

There are a number of factors that can affect the time it takes to construct a project.

· Site Contours
The actual home site will have certain characteristics that have a direct effect on the timeline of a project. A flat lot will be faster to build on than a sloping lot. A very steep lot will add an even larger factor to the schedule.

· Site Location
Lots near to sources of manpower and material will generally be more efficient and quicker than rural or remote lots.

· Environmental factors
Many properties are often situated in sensitive environmental zones that require more care in the means and methods of construction


· Availability of utilities

Lots that already have utilities available will have the benefits that unimproved lots do not. The site preparation time needed to install septic tanks and dig wells adds to the overall length of the project construction.

· Selection of materials
Standard material are more available than custom and special order materials
Completeness of material selections and specifications will aid in keeping the construction process running moth and efficient. Construction can be stalled or delayed if the clients are trying to make material selections and shop for items during construction.
